How it works

Professional tenants or standard tenants depending on the area and property. We stress-test every deal with 10% annual voids factored in, so the net yield you see is realistic.
Typical costs
Management fees run 12 to 18% of rent. HMOs have higher operating costs (maintenance, compliance, utilities) but the increased rental income more than compensates when the deal is underwritten properly.
Licensing and compliance
Where the local authority requires an HMO licence, we ensure the property meets all requirements: fire safety, room sizes, amenity ratios, and ongoing compliance obligations.

No. Our entire process is designed for remote investors. You receive documented evidence at every stage: photos, comparables, floor plans, progress updates, and video walkthroughs. You can make evidence-based decisions from anywhere in the world.
You never see it. We reject far more properties than we present. If something doesn't meet our criteria during pre-qualification, it's discarded. We'd rather show you fewer, better deals than waste your time with marginal ones.
We work with 4 to 5 pre-qualified solicitor firms who are experienced with non-domicile, non-resident buyers. We monitor their response times and actively chase progress. If a solicitor is consistently slow, we move to another firm.
We don't handle property management. That's not our role. We connect you with trusted, vetted letting agents who handle tenant placement, day-to-day management, and maintenance. Our role after completion is strategic advisory: helping you with portfolio planning, answering questions, and supporting you through any issues that come up.
